Gloucester Township Real Estate Statistics for November

Within this report, you will see statistics for the Gloucester Township real estate market for November 2011, with comparisons to November 2010.

This report is for residential properties only, including condos, townhouses and single-family residences.

As you can see, in November 2010, 59 residential units listed at an average price of $158,540. Fifteen units pended and 27 units sold last November, with a sold average of $180,657. The average days on the market was 130.

Now this brings us to November 2011. Sixty units listed at an average price of $167,810. Twenty-seven units pended and 33 units sold, with an average sale price of $167,566. The average days on the market for November 2011 was 101.

One more unit listed in November 2011 than in 2010, and the listed average increased by $9,270. Twelve more units pended in November 2011 than November 2010. Thirty-three units sold in November 2011—six more than November 2010, however the sold average decreased by $13,091.

This could mean many different things. Perhaps more condos, foreclosures, or short sales sold in 2011 than 2010. The days on market considerably dropped, by 29 days, meaning it took nearly one month less to sell a home in November 2011 compared to November 2010. That’s great news. Let's stay optimistic!
